Low entry prices
In towns such as Zwickau, Plauen or Oberhausen a let apartment costs less than a new car. In Berlin, prices start at around €180,000.
Rent from the first month
Many properties are already let: you buy with the tenancy in place and the tenant keeps paying, to you instead of the seller.
Clear rules
Every purchase goes through a notary and is recorded in the Grundbuch, the German land register. Foreign nationals can buy without restrictions, wherever they live.
Manageable from abroad
Video viewings, signing by notarised power of attorney, a property manager who collects the rent. Many of our clients see their apartment for the first time after buying it.

The buying process
Six steps, with everything in writing in English.
You do not need to come to Germany for every stage: almost everything can be done remotely, in writing and with a power of attorney for the notary.
First contact
Tell us your budget, whether you want to live in the property or let it, and which towns interest you. We reply in writing, in English.
Checked proposals
We only send you properties whose land register extract, tenancy agreement, owners' meeting minutes and service charges we have read.
Viewing
In person or by video. We also tell you what we do not like about a property.
Reservation and financing
The price is agreed. If you need a mortgage, the bank's confirmation must be in place before the notary appointment.
Notary
The draft contract arrives two weeks before signing. You sign in Germany with an interpreter, or from abroad through a power of attorney.
Land register and keys
You pay when the notary says so; then come the entry in the Grundbuch and the handover, or the transfer to the property manager.

Can a foreigner buy property in Germany?
Yes, without restrictions and without living in Germany. There are no special rules for buyers from outside the European Union either. You need a valid passport and the tax details that the notary asks for in order to report the purchase to the tax office.
How much are the purchase costs on top of the price?
It depends on the federal state: the real estate transfer tax (Grunderwerbsteuer) ranges from 3.5% in Bavaria to 6.5% in North Rhine-Westphalia, Brandenburg, Saarland and Schleswig-Holstein; it is 5.5% in Saxony and 6% in Berlin. Notary and land register cost around 1.5–2%, and then there is the commission stated in the listing. Every listing shows the calculation for that property.
Do I have to travel to Germany to sign at the notary?
No. You can sign a power of attorney before a notary in your country. To be accepted in Germany it usually needs an apostille (in countries that belong to the Hague Apostille Convention) or a legalisation, and often a translation. A person you trust then represents you at the signing.
Will a German bank give me a mortgage if I live abroad?
Some will, usually with more equity: the purchase costs in any case and often 20–40% of the price. Conditions depend heavily on your country of residence and your income. For apartments under €100,000 many of our clients buy without a mortgage.
How is rental income taxed?
Rental income from a property in Germany is taxable in Germany; costs such as depreciation of the building and mortgage interest can be deducted. How your country of residence treats this income depends on its own rules and on any double taxation agreement with Germany. Please ask a tax adviser; we provide all the documents.
Who looks after the apartment after the purchase?
If you wish, a trusted property manager who collects the rent, deals with the tenant and the owners' association and sends you statements. We introduce you before the signing.
